Kutti Beach

Agia projects provided complete client-side project management for this highly sculptural, architectural home. The building is testament to human imagination and tenacity, exhibiting technological excellence alongside ancient sandstone and beautiful harbour. Agia Projects managed every level of the project delivery from architect selection to council approval, selection of contractors and trades, cost control, programme delivery and ultimately certification. The discerning client brief included a need for state-of-the-art technology and the ability to be future ready for technological advances. This required careful research and a high level of coordination of the structure to allow for future upgrades to wiring and infrastructure.

Specialist concrete moulds were procured to achieve the highly complex and curved shapes. The joinery package and fitout were fully customized and fit to the flowing shapes and curves of the home, requiring early in-depth consideration to ensure an intended and seamless integration of finishes to structure. With minimal and austere finishes every line had to be considered and perfected. Window packages were completely bespoke, including turnable double glazed oversized doors which maximize the extensive harbour views when closed and can be turned and stacked away to create floor to ceiling open air room. Blinds and screens were custom designed and created in solid brass to suit the large windows and environment. The home is fully climate controlled with heated floors throughout and a seamlessly incorporated air‐ conditioning system.

The client were involved at every level of the delivery with a true passion for their creation and are ecstatic with the outcome.
